What should I check before buying a plot?

Five papers: the title deed, the link documents back to the original owner, an encumbrance certificate, the layout approval, and the RERA registration where the layout needs one. We show all of them before you book, so you or your lawyer can read them at your own pace.

What is the difference between HMDA and DTCP approval?

Both mean the layout’s roads, open spaces and plot sizes were sanctioned. HMDA approves layouts inside the Hyderabad Metropolitan Development Authority area; DTCP approves layouts in the rest of Telangana. The approval number is printed on the layout plan, and you can check it with the authority yourself.

Can I get a bank loan for a plot?

Banks generally lend on plots in approved layouts with a clear title, and each bank sets its own terms. We give you the full set of documents your bank asks for, and stay with you through its legal and site checks.

Can I build a house on farm land?

Farm land is agricultural land, and what you may build on it depends on the local rules for that village. We explain what applies to each farm plot before you book, so you know whether a cottage, a shed or only planting is allowed.
